Planned on 77 acres of industrially zoned land, the proposed project will offer a modern, first class warehouse space with two, single story buildings totaling 669,500 square feet, thoughtfully designed to complement the local landscape.

The proposed project has been designed to maintain the integrity and aesthetic of this scenic location. A commitment has been made to provide a 35.5 acre conservation easement (non-buildable) between the roadways and proposed structures. The proposed design incorporates a significant vegetated buffer zone, additional ecological landscape screening, and the creation of new high productivity wetlands contributing to making the structures innocuous. This careful approach ensures that the project not only protect, but also enhance, the precious local environment.

Site Access and Traffic

A comprehensive, professional traffic study developed for the Southford Park project indicates reduced daily traffic with lower AM and PM peak hour traffic, compared to a potential new office user (replacing Timex).

The existing driveway on Christian Road will be restricted and serve as a dedicated access route for emergency responders ONLY. Non-emergency car and truck traffic will be restricted to the main entrance on Southford Road, which will further separate Southford Park from its residential neighbors. By mandating right turns ONLY for exiting truck traffic and restricting ALL traffic access to the Southford Road entrance ONLY, ensures that trucks are routed directly to and from I-84. The site is approximately 1.1 Miles from Exit 16 on I-84.
