Southford Park, LLC represents a joint venture partnership between Atlantic Management Corporation and JSD Partners Holdings LP to design, permit, and develop the proposed site at 764 Southford Rd, Middlebury, Connecticut. The development team’s primary goals for redeveloping the property as warehouse space include a thoughtful design with sensitivity to the local community at the forefront. Our mission is to build a modern, environmentally-conscious warehouse that seamlessly integrates with the existing landscape, fostering economic growth, and respecting the local ecology.

About Atlantic Management

The company was formed in 1972 to provide stakesholders with long-term capital growth through conservatively structured real estate investments. Since its inception, Atlantic Management has remained committed to achieving this goal for its Partners. Such a commitment has required the company to evolve and adapt in order to capitalize on the ever changing real estate market conditions. Our strategies include acquiring existing, stabilized properties as well as developing and/or repositioning projects throughout New England, while working with communities to achieve mutually beneficial outcomes.

An example of Atlantic Management’s approach to development is the former, 109-acre Hewlett Packard campus located off Simarano Drive in Marlborough, MA acquired a few years ago. Atlantic Management saw the property as a perfect fit for an innovative, high-end, amenity-laden, mixed-use development that today’s market demands. Atlantic Management worked closely with the City of Marlborough and the State of Massachusetts to realize a vision that benefits the community and created a landmark corporate destination. Benefits to the community include a 3-4x increase in real estate taxes (exclusive of personal property taxes) and numerous high quality job opportunities for residents.

The City of Marlborough unanimously approved zoning that allowed Atlantic Management to develop a cutting-edge, mixed-use “Live-Work-Play-Stay” master planned campus that would become home to the area’s premier companies, apartments, retail stores, and hospitality amenities. The development, called Marlborough Hills, allowed corporate tenants to offer employees the very best in shopping, dining, and living on a 109-acre self-contained parcel conveniently located off route I-495.

This willingness to remain flexible but focused has resulted in the successful identification, acquisition and redevelopment of underperforming, mismanaged or value-added properties throughout New England – resulting in Atlantic Management currently owning and managing a portfolio of over 5 million square feet of property throughout New England.

About Ned Fitzpatricks

Edward "Ned" Fitzpatrick has been practicing law since 1978 and is currently the Borough Attorney in Naugatuck. Ned received his B.S. in Accounting from Fairfield University, graduating in 1974 and went to Western New England School of Law in Springfield, Massachusetts where he earned his J.D.

Attorney Fitzpatrick focuses on Real Estate law and is heavily involved in land use and zoning issues. He also performs various tasks for the Borough of Naugatuck. Ned is an avid sailor and frequents the shipyards in Mystic and coastal Connecticut.
